Here is a List of Services I Provide To You as Your Buyer's Agent
1. I will be advocate for your interests.
2. I will keep you up to date with all listings on the market regardless of who the listing realtor or agent is.
3. I will immediately notifiy you by email or by phone, whichever you prefer, of all new listings that come on the market matching your search criteria.
4. I will show you as many homes as you are interested in seeing until you find the home that is right for you.
5. I will never pressure you into buying a home just to make a sale.
6. I will strongly recommend getting financially pre-approved for a home purchase.
7. I will provide names of financial institutions/loan officers whom we deem to offer competitive interest rates and reliable service.
8. I will discuss and establish any constraints or restrictions that may affect your home search or subsequent bargaining position.
9. I will keep all personal information given to us in confidence. It will remain confidential and will not be divulged without your permission.
10. Our relationship will be established in writing with a Buyer Agency Agreement.
11. I will point out potential weaknesses, criticisms and strengths of properties under consideration.
12. I will prepare a comparative market analysis (CMA) for the target property in order to estimate it’s fair market value prior to contract offer.
13. I will explain, in detail, the Residential Sales Contract including any provisions or addendum required by State or Federal government.
14. I will provide advice on constructing an offer to buy and negotiate your contract for your best interests.
15. I will insist on conducting a Professional Home Inspection and provide names of home inspectors that we deem highly competent for the task.
16. I will offer the names of several attorneys or Title Companies that we know offer professional service.
17. I will provide follow-up for all aspects of the process keeping in constant communication with all parties to assure action items are performed in a timely manner.
18. I will set up a time for the final walk-through of the property, once the Seller has removed personal possessions. This is to establish that all contractual/repair items have been completed.
